What determines your actual mortgage rate?

The published average is a benchmark, not an offer. Your rate is set by your credit profile, loan type, whether you pay points, your down payment, the loan amount, whether the home is owner-occupied, the property type, your debt-to-income ratio, your lender and the market on the day you lock.

Two buyers can shop on the same day with the same lender and receive different rates. That is normal, and it is why an advertised rate is never a rate you should plan around. Get a written quote from a licensed lender before you set your budget.

What does a rate change mean for a Los Angeles buyer?

It changes your monthly payment, which changes the price range you can comfortably reach. The practical move is to decide what monthly payment you are comfortable with first, then work backwards to a purchase price — rather than picking a price and hoping the payment works.

In the San Fernando Valley the price bands where this matters most are the entry tiers — condos and townhomes in Woodland Hills, Sherman Oaks and Encino — where a payment shift can move a buyer between property types entirely. In the luxury tier, rate moves affect timing and terms more than they affect qualification.

No. The figures shown here are national averages published by the source named beside them. Your rate depends on your credit, loan type, points, down payment, loan amount, occupancy, property type, debt-to-income ratio, your lender and market conditions on the day you lock. Only a licensed lender can quote you a rate.

How often is this page updated?

Weekly, aligned to the source survey release. Every figure displays the date it was published. If a figure is not current, this page hides the number rather than showing you something stale.

How much does a rate change actually affect what I can buy?

Meaningfully, but less dramatically than most buyers assume over small moves. The more useful exercise is to work backwards from a monthly payment you are comfortable with, which is exactly what the affordability calculator does.
