How should you price a home in the San Fernando Valley?

Start with what genuinely comparable homes closed at — not what they asked — then adjust for condition, lot, boulevard side and location. Check what is actively competing and what is currently pending, because those set the buyer's frame of reference. The right list price is the one that generates real activity in the first two weeks.

Overpricing is the most expensive mistake a Valley seller makes. The market answers quickly here, and a price reduction after four weeks tells every buyer something you did not intend to say. It is far cheaper to price correctly at launch than to correct in public.

Should you renovate before selling?

Usually far less than you think. The work that reliably returns more than it costs is paint, lighting, landscaping and anything that reads as deferred maintenance. Full kitchen and bath renovations rarely return their cost in a sale — buyers discount your taste.

Aryan gives you a prioritized list for your specific property rather than a blanket recommendation, and will tell you when the honest answer is to do nothing and price accordingly.

About the Review.

How is this different from a Zillow estimate?

An automated estimate works from public records and averages. It has never seen your kitchen, does not know that the comparable sale down the street was a distressed transaction, and cannot tell you what is currently pending. Aryan reviews the property, the comparables, the active competition and the pending sales, then recommends a positioning strategy — an online estimate is only a starting point.

Is this really confidential?

Yes. No sign, no public exposure, no listing entered anywhere. Many homeowners request a review a year or more before selling, and some never sell at all. Your information is never sold or shared with third parties for their own marketing.

Am I obligated to list with Aryan?

No. There is no obligation and no listing agreement attached to a home value review. If the honest answer is that you should wait, or that a different agent is a better fit for your property, you will hear that.

Will you tell me the number I want to hear?

No. An inflated number costs you money and time on the market, and it is the most common way sellers get talked into a listing. You will get a defensible range with the reasoning behind it, including the risks on both sides.

Can we do this in Farsi?
