Duplexes, Triplexes & Fourplexes
Small Multifamily in Los Angeles.
A two- to four-unit building is underwritten on its rents, its tenancies and its permits as much as on its condition. In the City of Los Angeles, the first question is which tenant-protection rules apply to each unit, because that shapes the income you can actually plan on.
- Rent Stabilization Ordinance (RSO). According to the Los Angeles Housing Department, the RSO generally applies to rental properties in the City first built on or before October 1, 1978, including duplexes and apartment buildings. It limits annual rent increases and requires annual registration of covered units.
- Just Cause Ordinance (JCO). Most City of Los Angeles rentals that are not under the RSO are covered by the JCO, which limits the reasons a tenancy can be ended and requires relocation assistance for no-fault evictions.
- California Tenant Protection Act. Where local rent control does not apply, state law generally caps increases at 5% plus the change in the cost of living, up to 10% in a 12-month period, with exemptions for newer buildings. A duplex, triplex or fourplex on one lot does not qualify for the single-family exemption. The law is currently scheduled to sunset on January 1, 2030.
- Check the specific property. The Housing tab in ZIMAS shows a parcel’s RSO status, and LAHD can confirm it. Review the rent roll, leases, estoppels and the permit record for every unit before removing contingencies.

What returns can I expect?
No one can honestly promise a return, and Aryan will not. What he can do is help you underwrite a specific property carefully — basis, scope, carry and realistic exit — so you are making the decision with clear numbers rather than optimism.
Do you work with out-of-state investors?
Yes, with the understanding that remote investing in Los Angeles requires more diligence, not less. Video walkthroughs, contractor access and honest condition reporting are part of the process.
Can I build an ADU on a property?
It depends on the parcel, current zoning and the relevant jurisdiction. ADU rules in California have expanded significantly, but every property has to be verified individually with the city before you underwrite it. Aryan will flag likely candidates; confirmation comes from the department, not from a listing remark.
Do you help with duplexes, triplexes and fourplexes?
Yes. Small multifamily buildings in the City of Los Angeles need an extra layer of diligence beyond condition and price: whether the units are covered by the Rent Stabilization Ordinance or the Just Cause Ordinance, the current rents and leases, and whether the existing units and any additions are permitted.
