Sequence

How the PlanGets Built.

Nothing is produced until it is clear who the property is being produced for. The order matters more than the budget.

  1. Walk the property and find its argument

    Every house has one thing that does the selling — the lot, the light, the kitchen, the street, the view. Identifying it before the photographer arrives is what separates a considered set of images from a complete inventory of rooms.

  2. Define the buyer specifically

    Where they live now, what they are trading out of, what they need that this property has. A four-bedroom in Woodland Hills and a four-bedroom south of the boulevard in Encino are sold to different people, and the media should not look the same.

  3. Decide what is worth producing

    Film, drone, twilight and 3D each earn their place on some properties and not on others. Aryan will tell you which elements will not return their cost on your specific home rather than selling you the full package by default.

  4. Prepare the property

    Staging, clearing, landscaping and light. Coordinated and scheduled, so the shoot happens once and happens right.

  5. Launch deliberately

    A listing is new exactly once. Timing the launch to the week the property is genuinely ready protects the only window in which the market pays full attention.

  6. Distribute actively

    Syndication is passive and every listing gets it. Paid placement, social reach, agent-to-agent outreach and private-network exposure are the parts that are actually worked.

The Honest Limit

What MarketingCannot Fix.

Price. No amount of production rescues a number the market disagrees with — it simply makes the property beautifully visible while it sits.

Marketing decides how many of the right buyers see a property and what they feel when they do. Price decides whether those buyers act. An agent who leads with the marketing and avoids the pricing conversation is selling you the enjoyable half of the job.

So the two are set together, not in sequence. A home value review and the listing strategy are the same conversation as this one.

Reporting

What You GetTold, and When.

Sellers are usually given reassurance and a view count. Neither answers the question they are actually asking, which is whether the strategy is working and what should change if it is not.

What is worth reporting is narrower and more useful: where the attention came from, how much of it converted into actual showings, what the feedback said consistently rather than politely, and what the absence of offers is telling you about the price. That last one is the conversation most sellers are never given.

You should also know the plan for the moment the market disagrees — decided in advance, while nobody is under pressure, rather than improvised in week five.
