Woodland Hills is the western anchor of the San Fernando Valley, and its defining characteristic is scale. Lots are larger, streets are wider, and the hillside terrain south of Ventura Boulevard climbs high enough to deliver views that would cost multiples elsewhere in the city.
Warner Center sits at the neighborhood’s northeastern edge — a genuine high-rise commercial core with offices, medical, hotels and dense new residential development. That employment base gives the surrounding residential market a stability most Valley neighborhoods do not have.
South of the boulevard, streets rise toward Mulholland and the Santa Monica Mountains, with Topanga Canyon Boulevard running all the way through to the coast — a route that makes beach access realistic rather than theoretical.
Retail and daily life center on Westfield Topanga, The Village and the Ventura Boulevard corridor, with Warner Center Park and the surrounding open space carrying the recreational side. The trade-off buyers weigh honestly: more space and more house, farther west, with hotter summers than the eastern Valley.

Woodland Hills was built at a scale the eastern Valley was not. The dominant stock is 1950s through 1970s tract housing on lots that are consistently larger than their equivalents in Encino or Sherman Oaks — which is the entire basis of the value argument for moving west.
North and west of the boulevard, that means single-story ranch and split-level homes on generous, flat, usable parcels. Walnut Acres is the clearest expression of it: wide streets, big lots, and a housing stock that rewards renovation because the land under it supports a larger finished product.
South of Ventura the land climbs toward Mulholland and the housing follows — custom homes, view property, later contemporary construction on graded pads, and the neighborhood’s luxury tier. Some of the highest elevations here deliver outlooks that would cost several multiples elsewhere in the city.
Warner Center is a separate housing market inside the same neighborhood: mid-rise and high-density residential, condominiums, townhomes and newer purpose-built rental product, supported by the offices, medical and hotel base immediately around it.
Price, monthly cost and long-term value behave differently by property type — often more than they differ by street.
The core of the market. Flat, usable parcels — often the most land per dollar available anywhere in the covered markets.

The high end here is a view-and-land market. Elevation south of the boulevard, usable flat pad, pool and grounds, and privacy from neighboring structures are what separate tiers.
Because the buyer pool includes people trading out of the Westside for space, the marketing job is often to prove the value case — square footage, land and setting against what the same dollars buy over the hill.
New construction and full rebuilds appear regularly on premium hillside parcels, and they need to be evaluated on structure and siting, not just finish level.
