The default in residential real estate is a photo package, an MLS entry and a hope that portal traffic does the rest. For the largest asset most families own, that is not a marketing plan — it is a listing. Aryan came to real estate from marketing, and what a listing actually receives is set out in detail rather than described in adjectives.

Because the market answers in the first two weeks, and it only answers once. A correctly priced home generates competing interest while it is new; an overpriced home teaches every buyer to wait for the reduction. Price is the single largest lever a seller controls, and it is the one most often set emotionally.
The cost of overpricing is rarely the reduction itself — it is the days on market that accumulate while you find out. Buyers read a long listing history as a signal that something is wrong, and by the time the price is right the property has lost the advantage of being new.
The alternative is not underpricing. It is pricing into the range where real buyers are actively looking, with a plan for what to do if the market disagrees.
Ask each agent to justify their recommended price with closed comparables, active competition and pending sales — the one who gives you the highest number without evidence is buying your listing, not selling your house. Then ask who will be handling your transaction day to day.

Before any number is discussed, four things get established. This is what a confidential home value review actually consists of.
The property as a buyer will experience it — approach, light, layout, flow, condition and the specific things that will either add to your number or cost you.
What genuinely similar homes closed at, adjusted honestly for lot, condition, location and terms. Asking prices are opinions; closed prices are evidence.
What is active and what is pending right now in your price band — the homes a buyer will be choosing between if you launch this month.
Who realistically buys this house: where they live now, what they are trading out of, and what they will actually pay a premium for.

There are excellent agents in Los Angeles who have been doing this for decades, and experience is worth respecting. I am not going to argue that newer is better, because it isn’t.
What I would ask you to look at instead is how an agent operates today. Who will personally pay attention to your property. Who will answer the phone. Who studies the competition each week. Who adapts when something is not working. And who will still care about the result after the listing agreement is signed.
The advantage isn’t being younger. It’s operating in today’s market.
I use modern technology, market data, digital marketing and AI-assisted research because they let me process information faster, study competing properties properly and stay organised. But technology isn’t the relationship. It doesn’t sit with a family working through a difficult decision, it doesn’t read the room in a negotiation, and it doesn’t replace judgement. Technology helps me do my job. It doesn’t do my job for me.
Personal involvement is the part I am least willing to compromise. As any business grows there are people and resources working behind the scenes, but responsibility should never be handed off. I want to hear the showing feedback myself. I want to know what competing listings are doing. And I want you to know exactly who to call when you are excited, worried, or just need an answer. I am also not going to manufacture urgency. Selling is often tied to something larger — a move, a marriage, a parent, an inheritance, a change nobody planned for. Sometimes you need information. Four things, and most sellers only budget for the first. Commission, which is negotiable and agreed in writing before marketing begins. Escrow and title fees. The Los Angeles County documentary transfer tax of $1.10 per $1,000 of value. And — inside the City of Los Angeles — the city transfer tax of 0.45% plus Measure ULA, which is the one that surprises people. Figures change; confirm current amounts with the LA Office of Finance and your own tax professional before relying on any of them.
Measure ULA is an additional City of Los Angeles transfer tax on higher-value property sales. As of September 2026 it applies at 4% to sales above $5,400,000 and 5.5% to sales of $10,900,000 or more. It applies to properties inside City of Los Angeles boundaries — which includes Encino, Tarzana, Sherman Oaks and Woodland Hills. It does not apply in separately incorporated cities such as Beverly Hills, Santa Monica or Calabasas. The thresholds are adjusted annually for inflation, so verify the current figures with the City of Los Angeles Office of Finance and a tax professional rather than relying on any website, including this one.
The whole sale price. This is the single most misunderstood part of it, and it creates a cliff rather than a gradual increase: a sale just above the threshold is taxed on its entire value, not on the excess. That makes pricing decisions near a threshold consequential in a way they are not at other price points, and it is worth modelling before a list price is set rather than discovering it in escrow. This is public tax law, not tax advice — the specifics of your situation belong with a CPA or tax attorney, and exemptions do exist.
From recent comparable closed sales, current active competition, pending sales, your property’s condition and lot, buyer demand in your price band, and timing. You receive a defensible range with the reasoning, not a single number designed to win your listing.
