Reading the Market

What the EncinoMedian Hides.

One number is asked to cover condominiums and houses across two postal areas. Here is the spread inside 7 verified closings — and what it means if you are trying to price a home.

A single number across a four-fold range

Across 7 Encino closings Aryan was part of, between February 2021 to June 2026, prices ran from $449,000 to $1,790,000 — about 4.0 times from one end to the other.

A median lands in the middle of that and describes the middle correctly. The problem is that the properties at either end are not oddities. They are ordinary examples of the different things sold here, and they have little to do with one another.

These closings span February 2021 to June 2026, so the midpoint of this set — $1,125,000 — is the midpoint of these sales and not the market’s median. It is here to show spread, not to report a market level. The live chart below is where the current figure lives.

The bottom of the range is a different kind of property

The two lowest closings in this set — $449,000 and $850,000 — were condominiums.

A condominium and a single-family house are not two price points of one product. They differ in what you own, what you owe monthly, what you are responsible for and how a lender treats them. An area median that blends them answers a question nobody asked.

Strip the condominiums out and the remaining range is narrower — which is the point. The spread is not evidence of a volatile market. It is evidence that one number is covering several different things.

Two postal areas, and what this set can and cannot tell you

These closings fall across 2 ZIP codes — 6 in 91316 and 1 in 91436.

That matters mainly because most published market statistics are reported by ZIP, so the postal boundary decides which number a reader is shown about a given property.

What this set cannot do is tell you how those two areas differ. With a single sale in 91436, any comparison between the two would be a story told about one data point. The honest statement is that the line exists and that figures are reported along it — not what it is worth.

Current Data

The Median,Live.

Median sales price for Encino against the entire MLS, straight from CRMLS. It updates monthly on its own, which is why no figure from it is written into the text above — a number copied into an article is accurate the day it is written and quietly wrong afterwards.

What to price from instead

A short list of genuinely comparable closed sales — same property type, similar size and condition, recent, nearby. Usually fewer than ten.

That list takes longer to build than reading a median, which is exactly why the median gets used instead. It is also the only version that answers the question an owner is actually asking, which is about their house and not their postal area.

Treat price per square foot carefully. It moves inversely with house size — a smaller house spreads its lot value across fewer feet and will usually show a higher per-foot figure than a larger house nearby. Comparing across sizes on that basis flatters the smaller house and misleads about both.

Where these figures come from

7 closed transactions in Encino that Aryan was part of, recorded from MLS data, between February 2021 to June 2026. These are closed sale prices, not asking prices.

Client addresses are deliberately not published. The figures are computed from the transaction records themselves rather than typed into this page, so the article and the data behind it cannot drift apart.

This is a small set, and it is Aryan’s own work rather than a survey of the market. It is enough to show that one median covers very different properties. It is not enough to draw a trend from, and it is not presented as one.

Questions

CommonQuestions.

Why does the Encino median not match my house?

Because it is the midpoint of everything that sold — condominiums and houses, both postal areas, every condition — and almost nothing sits at that midpoint. It is a good number for tracking the area against itself over time and a poor one for pricing a particular property.

Does it matter which Encino ZIP a property is in?

It matters for which statistic gets reported about it, because most published market figures are broken out by ZIP. Whether the two areas behave differently is a separate question, and it is not one a small set of sales can answer.

Why are condominiums included in the same median as houses?

Because the median is calculated on everything that sold in the area. A condominium and a house differ in what you own, what you pay monthly and what a lender will do with them. Blending them produces a figure that describes neither well.

What should I price from instead?

Closed sales of properties genuinely comparable to yours — same type, similar size and condition, recent, nearby. Usually fewer than ten. Assembling that list properly is most of the work in pricing a house.

Are online estimates reliable in Encino?

They are a starting point and they struggle most where a market is mixed. An algorithm reconciling a condominium, a mid-century house and a rebuilt one into a single area figure will be confidently wrong about at least some of them.
