The Property, as Photographed

A two-storey contemporary residence on a hillside in Encino, overlooking the San Fernando Valley. Pale stone cladding and white stucco, black-framed glazing, and large sliding walls of glass that open the main living level to a rear lawn, an outdoor kitchen, a fire table and a pool and spa set into a paved terrace.

Inside, the main level runs as one open volume across living, dining and kitchen, with an open-tread staircase, a fireplace wall and a long island. Upstairs, the primary suite has a vaulted timber ceiling, a sitting area, a walk-in closet and a bath with a freestanding tub, and a balcony looks out across the Valley.

Photography and Marketing Resources

Aryan personally paid for and managed the professional photography and marketing resources he arranged for the listing. The photography set was planned to answer the questions a buyer asks about a hillside house before deciding to visit.

Aerial frames show what a street-level photograph cannot: how the house sits on its slope, how the pool, lawn and terraces are arranged on the pad, and what the view actually is. Twilight and night frames show the glazing and lighting the way the house is experienced in the evening. Daylight interiors carry the plan — how the kitchen, dining and living spaces relate, and where the light comes from.

Staging and Design Direction

Aryan helped select the staging team and contributed to design and property-presentation decisions. On a house with an open main level, that work is mostly about legibility: furnishing one continuous volume so that living, dining and kitchen each read as a room, without blocking the sightlines to the glass and the view beyond it.

Upstairs, the same thinking applies at a smaller scale. A primary suite with a sitting area only photographs as a suite if the sitting area is furnished to look deliberate rather than left as spare floor.

Floor-Plan Presentation

Aryan contributed to the floor-plan presentation decisions for the listing. A floor plan does work photographs cannot: it tells a buyer how the rooms connect, which spaces are on which level, and whether the house fits the way they live, before they ever walk through it.

Presented well, a plan and a photo set answer each other. The photographs create the reason to look closely; the plan answers the practical questions that follow.

Promotion

Aryan helped promote the property alongside The Chernov Team. The photography on this page was part of the material used to present the home.

What This Means for a Seller

The questions behind this listing are the same ones worth asking about any home before it goes to market: what a buyer needs to understand about the property that a standard photo package will not show, which presentation work is worth paying for, and who is responsible for each part of it.

For a hillside or view property, that usually means aerial photography to explain the site, twilight photography for the glazing and light, staging that keeps an open plan legible, and a floor plan that makes the layout clear. For other homes the answer is different, and some of those elements are not worth the cost. Deciding that honestly is part of the listing strategy.
