The most common and most expensive mistake is clearing and repairing everything first, at considerable cost and effort, and only then finding out how little of it mattered to the sale. Some of it will matter. Much of it usually does not. Which is which depends on the house, the price band and who is realistically buying it.

There is no obligation attached to that conversation, and no pressure to list on any particular timeline. A number of these properties are not sold for months, and some are not sold at all.

The distinction matters practically, not just legally. You are hiring those vendors, not him, and you remain free to use your own. What he contributes is knowing which work is worth doing before a sale in these neighbourhoods, in what order, and who turns up when they say they will.

Whether an estate sale is worth running at all depends on the contents. Some homes have enough of the right things to justify one; many do not, and in those cases donation and removal is the faster and better answer. That is a judgement the professional makes after seeing the house, and no one can promise in advance what any particular sale would bring.

Not every property needs every step, and step three is conditional on what is actually in the house.

Talk before clearing the house

The cheapest step, and the one most often skipped. What gets decided here determines whether the rest of the list is necessary at all.

Decide what is kept, sold, donated or removed

Usually a walkthrough. Families are frequently wrong in both directions about what has value and what does not.

If it makes sense, bring in an estate-sale professional

Conditional, not automatic. Some homes have enough of the right contents to warrant one; many do not, and forcing it wastes everyone’s time.

Clear and prepare the property

Donation pickup, hauling, and whatever is left after the sale or the sorting.

Repairs, cleaning, staging, photography, listing

The property side, in that order. Aryan handles the listing and the sale; the trades are independent.

For downsizers

Moving to something smaller, to a retirement community, or closer to family in another state. The property side is usually the least of it — the hard part is forty years of a house and a timeline that has to line up with wherever you are going next.

Sequencing is most of the work. Whether you sell before you move, move before you sell, or negotiate a rent-back so you are not moving twice, each has real consequences for price and for stress, and the right answer is specific to your situation rather than general advice.

For estate and inherited properties

Heirs, trustees, executors and family members, often several of them, often not local, usually needing one person locally who can see the house and organise what happens to it.

The property questions and the legal questions are separate, and it helps to keep them that way. What the house needs before it sells is a practical question. What you are permitted or required to do with it, and when, is a question for your attorney, your accountant or the estate administrator.

For legal, tax, probate or estate-administration questions, consult the appropriate licensed professional. Aryan does not give that advice and will say so.

Why Tarzana and Encino specifically?

Because this is where Aryan works, and because the housing stock makes the question concrete: large single-family homes, many held by the same family for decades, now being sold by the next generation.

Do I need to clear out the house before calling you?

No. It is usually better to talk before everything is removed, so you can decide together what genuinely needs to happen before listing and what can be handled later or not at all. People routinely spend money clearing and fixing things that made no difference to the sale.

Can you help with an inherited home?

Yes, on the real estate side, and he can coordinate independent local partners for cleanout, repairs, cleaning and staging. What if I live out of the area?

That is common, and it is one of the clearer cases for having one local point of contact. Aryan can coordinate much of the property preparation and the listing locally, so you are not managing a list of vendors from another state or country.

Do you personally perform estate cleanouts or liquidation?

No. Aryan is a real estate agent. Cleanout, estate sales, hauling, repairs, cleaning and staging are performed by independent professionals. He coordinates them and handles the real estate side.

Should I renovate before selling?

Often not. Before spending money, it is worth walking the property and separating the work that plausibly affects the sale from the work that does not. For many Tarzana and Encino homes the honest answer is cleaning, clearing and a short list of small repairs.

Can a house be sold while it still has belongings in it?

Yes, and sometimes that is the right call. Condition is one factor among several, and some buyers in these neighbourhoods are explicitly looking for a property they intend to change. Selling as-is is a real option worth pricing out rather than assuming.
