Most people do not set out to sell a house. Something happens first, and the sale is the consequence. Starting from the situation rather than from the listing tends to produce better decisions, because several of the expensive ones get made before anything is listed.

Nobody has lived there for a while. Insurance, security and condition all behave differently when a house is empty.
A separation or divorce
The property has to be dealt with, and the two of you may not agree on how or when.
A condo with HOA complications
Dues, assessments, litigation or reserve levels that affect what a buyer can finance.

Depending on the property, that may include introductions to independent professionals for estate sales, donation, cleanout, moving, repairs, landscaping, staging, photography and other property-preparation needs.
The boundary matters, and not only legally. Aryan is the real estate agent. He does not perform estate sales, liquidation, hauling, cleaning, contracting, moving or legal and accounting work. Those are independent businesses, you engage them directly, and you are free to use your own.
What he is accountable for is the sale itself — pricing, marketing, negotiation and the transaction — and for the sequencing around it, which is most of what makes a difficult property manageable.

Do you handle the cleanout, repairs and moving yourself?
No. Aryan is a real estate agent. Estate sales, cleanout, hauling, moving, repairs, landscaping, cleaning and staging are performed by independent professionals, and you hire them rather than him. What he contributes is knowing which of that work is worth doing before a sale, in what order, and who turns up when they say they will.
My situation is not on this list. Is that a problem?
No. The list covers what comes up most often in these markets, not everything. If the property has a complication that is not here, that is a reason to describe it rather than a reason not to call.
Do I have to be ready to sell before I get in touch?
No, and in several of these situations it is better not to be. Decisions about what to clear, what to fix and what to leave alone are cheaper to make before the work starts than after.
Can you give me legal or tax advice about my situation?
No. Probate requirements, trust terms, tenant and landlord law, and the tax treatment of a sale all vary with facts specific to you, and they belong to your attorney or accountant. Aryan handles the real estate side and will say plainly when a question is not his to answer.
Do you only work in Tarzana and Encino?
Those are the core markets, along with Sherman Oaks and Woodland Hills, and most of this work happens across the San Fernando Valley and the surrounding Los Angeles area.
