You Do Not Have to Fly BackEvery Time Something Needs Doing.

The property is in Los Angeles and you are not. Walkthroughs, vendor access, repairs, photography, showings and escrow can all be handled here — and this page is equally clear about the few things that still need you.

Can you sell a Los Angeles property without being here?

In most cases yes. The parts that genuinely require a person at the property — letting vendors in, seeing what condition it is actually in, being there for showings — can be handled locally. The parts that require you are signing, the decisions, and documents only you hold.

The reason remote sales go badly is rarely distance itself. It is that nobody local is accountable, so each small thing — a locksmith, a gardener, a photographer who needs the power on — becomes a trip, or a week of delay.

Handled Locally

What HappensWithout You Here.

Trades and services are performed by independent businesses you engage directly. Aryan coordinates them and handles the sale itself.

Walking the property

Someone has to see it before anything sensible can be said about price or condition. Aryan does that in person, with photos and video of what he finds.

Letting vendors in

Cleanout crews, contractors, landscapers, cleaners, the photographer. Someone local has to open the door and be there, and that is usually the part that keeps people flying back.

Repairs and preparation

Scoping what is worth doing, getting it quoted, and keeping it moving. The trades are independent businesses you engage; the coordination is Aryan.

Photography and marketing

Scheduled around when the property actually looks its best, which is usually after the preparation rather than before it.

Showings and open houses

Run locally. You hear what came back rather than attending for it.

Escrow coordination

Keeping the timeline, the disclosures and the parties aligned. Most of this is correspondence, and correspondence does not care where you are.

Aryan receives no compensation from recommended service providers. Any vendors are independent businesses engaged directly by the seller, and sellers are always free to choose their own providers. Aryan does not warrant or guarantee third-party services.

Still Yours

What StillNeeds You.

The honest half of the answer. Nobody can take these on for you, and knowing them in advance is what keeps a remote sale from stalling.

Signing

Listing agreements, disclosures, the contract and escrow documents. Electronic signature handles nearly all of it, though escrow or title may require notarisation for specific documents — which you can usually do locally wherever you are.

Decisions

Price, what to repair, which offer to take, what to counter. These are yours and nobody can take them.

Documents only you have

Prior disclosures, permits, warranties, leases, HOA paperwork, death or trust documents where relevant. Hunting for these early is the single thing that most reduces delay later.

Decisions among several owners

Where there are co-owners, heirs or trustees, agreement among them cannot be delegated and is often the real timeline.

One thing to settle before the property is listed

Whether selling California property as a non-resident has tax consequences for you, including withholding at the time of sale.

It frequently does, the rules depend on your circumstances, and the time to find out is before marketing starts rather than when escrow opens. That is a question for your accountant or tax adviser. Aryan does not give tax or legal advice.

Questions

CommonQuestions.

Do I need to fly to Los Angeles to sell the property?

Usually not, and most people do not. Walkthroughs, vendor access, repairs, photography, showings and escrow coordination can be handled locally. What still needs you is signing, the decisions themselves, and any documents only you have. Some owners do choose to come once, usually before the clearing starts.

Who opens the door for the cleanout crew or the contractor?

Aryan does, or arranges for it. This is the practical thing that keeps out-of-area owners flying back, and it is the most useful part of having one local point of contact.

Can I sign everything electronically?

Nearly all of it, yes. Escrow or title may require specific documents to be notarised, which you can generally do where you live. The exact requirements are set by the escrow and title companies on your transaction, not by Aryan.

I inherited the property. Is that different?

Often yes, because who has authority to sell has to be established before anything is marketed. The inherited property guide covers that, and this page covers the practical side of doing it from a distance. For legal, tax, probate or estate-administration questions, consult the appropriate licensed professional.

Are there tax consequences to selling California property as a non-resident?

There can be, including withholding at the time of sale, and the rules depend on your circumstances. That is a question for your accountant or tax adviser before the property goes on the market rather than after escrow opens. Aryan does not give tax advice.

How do we communicate if we are in different time zones?

Whatever works for you — text, email, a scheduled call. Say so at the start and it is not a problem. Most of the day-to-day is text and email with photos.
